     园区总占地约86亩，可使用面积约14万㎡，共规划2栋高层建筑和4栋多层建筑，形成集高校科研中心、科技研发，众创空间、企业孵化器、加速器，科技成果转化平台等产业功及酒店式人才公寓、餐饮、休闲、会务、培训、展览展示、商务服务为一体的综合性智慧园区。

   The park covers a total area of approximately 86 mu (about 5.7 hectares), with a usable space of around 140,000 square meters. It features two high-rise buildings and four mid-rise buildings, forming a comprehensive smart park that integrates university research centers, technology R&D facilities, co-working spaces, business incubators, innovation accelerators,technology commercialization platforms, as well as hotel-style talent apartments, dining services, leisure facilities, conference venues, training programs, exhibition spaces, and business support services.

     To enhance commercial infrastructure throughout the park and its surrounding areas and foster a synergistic "industry-city" development model, the park is currently focusing on attracting key commercial facilities such as ground-floor retail spaces and high-end hotels, addressing existing gaps in amenities and diversifying service offerings.

     The ground-floor shops are designed to feature high-quality commercial offerings tailored to the daily needs of enterprises and employees within the park, including dining, convenience services, and cultural and creative retail, thereby creating a convenient, diverse, and high-quality living service ecosystem that enables employees to meet their daily requirements without leaving the park. 该园区整体包含1号楼、2号楼A座、2号楼C座、3号楼、4号楼A座、4号楼B座、5号楼A座、5号楼B座共八栋主体建筑，总建筑面积丰富，建筑参数规格统一且具备良好的实用性能。

具体信息如下：

1号楼 房间总面积10893.94㎡，共7层，标准层面积1600㎡，首层层高4.5米、荷载5KN/㎡，标准层高4米、荷载2KN/㎡，定位为孵化器。

2号楼A座房间总面积40571.28㎡，2号楼C座房间总面积34919.24㎡， 二者均为5至19层，2号楼A座标准层面积1850㎡；2号楼C座标准层面积1860㎡，两楼栋首层层高均为4.5米、荷载5KN/㎡，标准层高4米、荷载2KN/㎡，定位为科研办公。

3号楼 房间面积4014.76.34㎡，共2层，标准层面积600㎡，首层层高4.5米、荷载5KN/㎡，标准层高4.5米、荷载2KN/㎡，作为园区展示中心与园区大脑，是标志性建筑。

4号楼A座房间面积13038.92㎡，4号楼B座建筑房间面积11901.53㎡，两栋楼均为7层，4号楼A座标准层面积1980㎡，4号楼B座标准层面积1720㎡，首层层高均为4.5米、荷载5KN/㎡，标准层高4米、荷载2KN/㎡，定位为科研办公。

5号楼A座房间面积15322.54㎡，5号楼B座房间面积15170.75㎡，二者均为9层，5号楼A座标准层面积1600㎡；5号楼B座标准层面积1650㎡，首层层高均为4.5米、荷载5KN/㎡，标准层高4米、荷载2KN/㎡，5号楼A、B座定位为酒店式人才公寓。

整体园区功能布局清晰，西北侧及北侧为孵化器区域，东北侧及东侧为科研办公集群，核心区域设有商务服务中心，东南侧配备酒店式人才公寓，为园区企业及人才提供全方位配套服务。

【 Buildings 】

The park comprises eight main buildings in total: Building 1, Block A of Building 2, Block B of Building 2, Building 3, Block A of Building 4, Block B of Building 4, Block A of Building 5, and Block B of Building 5. It features a substantial total floor area, standardized architectural parameters, and excellent practical performance.

The specific details are as follows:

Building No.1 has a total floor area of 11,120.54 sq.m across seven floors, with each standard floor measuring 1,600 sq.m. The ground floor features a height of 4.5 meters and a load capacity of 5 kN/sq.m, while each standard floor has a height of 4 meters and a load capacity of 2 kN/sq.m. It is designated as an incubator.

Building 2's Block A has a floor area of 27,850.43 m², while Block B covers 27,888.36 m²; both consist of 5 to 19 floors. The standard floor area is 1,850 m² for Block A and 1,860 m² for Block B. Both buildings feature a ground floor height of 4.5 meters with a load capacity of 5 kN/m², and standard floors with heights of 4 meters under a load capacity of 2 kN/m², designed for scientific research and office use.

Building No.3 covers a total floor area of 1,175.34 sq.m across two floors, with each standard floor measuring 600 sq.m. The ground floor features a height of 4.5 meters and a load capacity of 5 kN/m², while the upper floors have a height of 4.5 meters with a load capacity of 2 kN/m². Serving as both the park's exhibition center and its central control hub, it stands as a landmark structure.

Building 4 comprises two structures: Block A with a floor area of 13,018.75 m² and Block B with 12,919.10 m², both seven stories high. Block A has a standard floor area of 1,980 m² while Block B measures 1,720 m². Both buildings feature a first-floor height of 4.5 meters with a load capacity of 5 kN/m²; the standard floors have a height of 4 meters with a load capacity of 2 kN/m², designed for scientific research and office use.

Building 5's Block A has a floor area of 14,345.12 sq.m., while Block B covers 14,756.41 sq.m.; both consist of nine floors. The standard floor area is 1,600 sq.m. for Block A and 1,650 sq.m. for Block B. Both blocks feature a first-floor height of 4.5 m with a load capacity of 5 kN/m²; the standard floor height is 4 m with a load capacity of 2 kN/m². Blocks A and B are designated as hotel-style talent apartments.

The park's functional layout is well-defined: the northwest and north sides house incubation zones, while the northeast and east sides host research and office clusters. The core area features a business service center, and the southeast side includes hotel-style talent apartments, providing comprehensive support services for companies and professionals within the park.
